WE KEEP OUR RENTALS FULL!
1. The management agreement is for one year, and year to year thereafter unless terminated by written notice at least 60 days prior to the end of said year.
2. Our management fee is 10% of the gross rent and 50% of the late fees collected. We take our fees only if the unit is rented.
3. We advertise in the Herald Journal newspaper, use for rent signs, utilize our web site for rental properties with virtual tours, and post at the University if appropriate.
4. Utilities are placed into the tenant?s name. They sign an addendum to their lease where they take full responsibility of all the utilities. A tenant must show proof that utilities have been put into their name prior to being given a key to the property. The only exception is if utilities are added to the rent or included in the rent.
5. We contract maintenance repair and cleaning to competent and competitive independent contractors in the Logan area.
6. We perform first, periodic, and final inspections of the property. An inventory is kept in the owner?s file of property condition after all inspections.
7. If improvements or maintenance is needed for a property and the total exceeds three hundred dollars, we will always contact the owner first for approval. All monthly expenses will be deducted from rents, if available. If not, owners will be invoiced, due and payable upon receipt.
8. We run an extensive background check on all of the prospective tenants. This includes credit, criminal, rental and employment history.
9. The tenant lease can be amended to suit any property as needed. (Sale of home, any maintenance). Leasing can be 6-month, 1-year, 2-year, or if needed, a month-to-month.
10. The owner checks and statements are mailed by the 10th of the month, excepting holidays and weekends. An owner check, by law, can not be sent out until all of the rent is collected from the tenant. If any maintenance is performed on the property, or there are advertising charges, this is deducted from the rent first. At the end of the year, you receive a 1099 for your rents received.
11. We keep extensive records of all the owners files and tenant files for audit purposes.
12. If an eviction notice needs to be served, we will serve it by the 15th of the month. Tenants monthly rent is due on the first and late after 5pm on the fifth. If the tenant has not contacted RE/MAX WEST before the sixth and we can not get hold of them by telephone or letter, then collection and possible eviction proceedings are started. We have a competent eviction attorney and his charges are very reasonable. Garnishment and other legal matters can also be done if needed.
